Case Study: K & S Real Estate Management

The Company

Established in 1958, K & S Company Inc. ("K & S") is a full-service property management company that provides services to owners of shopping centers, office buildings and apartment complexes. K & S has a complete staff of property managers, accountants and leasing agents who handle half a billion dollars in real estate assets. The average employee has worked at K & S for fifteen years and the average client has relied upon the company for eighteen years.

The Situation

While K&S had an impressive half decade track record, the volatility in the real estate market led K&S’s new Chair and CEO to seek professional guidance for their technology environment. In order to upgrade to a more state-of-the-art vertical application, the underlying infrastructure had to be brought up to today’s standards.

The Challenge

The operating system underlying K&S’s network, Xenix, was no longer supported, and there are very few networks specialists left who are familiar enough to work with it, even in the technology-rich San Francisco bay area. The hardware was failing and disaster seemed imminent. In-house IT capabilities were limited to knowledge of the existing system and little documentation existed to allow anyone else to assist. Losing data would have been catastrophic to the Company.

The Choice

In June of 2006, TSG was introduced to K&S management by a friendly competitor. TSG quickly assessed the big picture, and provided several possible solutions to K&S.  Because TSG takes a 360 degree view of every Client, we were a logical choice to address all areas of concern to management. Security was at the top of the list because they deal with so much confidential information.

The Response

TSG designed a completely new environment for K&S, including new cabling, network file servers, all network peripherals and workstations, high speed phone lines and appropriate licensing for all applications software. We brought in an outside contractor with Xenix experience to help through the tenuous conversion process and arranged a competitive leasing package so that everything could be handled at once. Because weekdays at K&S are so busy, TSG arranged after hours and weekend time to complete the work without interfering in K&S’s day-to-day business.

The Result

Today K&S is completely converted to a state-of-the-art environment which is fueling their growth by providing top-notch efficiency and security. Their savings in annual IT costs covered the cost of the network upgrade. TSG continues to provide technology services to augment a part-time in-house IT person.
